Primary renter must be at least 25 years of age. Guests may be asked to present their IDs upon arrival or anytime during their stay. Do not rent this unit for another party. The primary renter must be staying in the unit.

About the Community/Property:

The Village resort area with two pools, hot tub, fountain and grilling/dining sections located by Building H is for the exclusive use of guests and owners residing at The Village. Wristbands must be worn by guests over the age of 9 to gain access to this area.

The Villages of South Walton offers guests conveniently located community pools (one seasonally heated). The pool area opens at 9am and closes at 10pm; the occupancy for the hot tub is 11. As there are no lifeguards at the pool, children must be monitored by an adult. Children under the age of 5 must wear swim diapers when at the pool. Please do not make exceptions, as accidents introducing fecal matter into the pool require a special disinfection process, which will result in the pool shutting down for up to 24 hours.

Amenity Wristbands: In the condo’s kitchen(ette), you will find "The Village" wristbands for your use. The following areas require wristbands be worn by all guests (10 years of age and older): the private beach access through Sunset Beach, The Village tram, and the new resort pool at The Village across from Building G. Prior to departure please return all wristbands to their proper place (guests will be charged a fee of $30 for each missing wristband).

Beach Access Info: Private beach access for guests residing at The Village is through the Sunset Beach community. This private access point is monitored; guests older than the age of 9 will be required to wear a wristband to gain entry.

Walking Directions (5 to 10-minute walk): From Peddler's Pavilion (shopping area in front of The Village) turn right onto 30A. You'll pass High Pointe Resort House on your left. The beach access is shortly thereafter on the left (north) side of 30A (directly across from the Seacrest Beach entrance). You will see the prominent lifeguard chair, which is the entrance to Seacrest. At that chair, take a left and locate the guard house. Show your wristbands to the guard and you will be permitted to walk straight to the beach. If there is no guard upon your arrival, walk down the middle path, in between the gates, to gain access to the beach.

Wheeled coolers, wagons, golf carts, bikes, skateboards and roller blades are NOT allowed through this beach access. Some large items may be permitted; however, per noise restrictions, they must be hand-carried down the pedestrian pathway leading to the shore through Sunset Beach. Strollers are permitted through the beach access as long as they are used to transport children and not beach gear. Beach tents are not permitted on any private beach access along 30A.

About the Vacation Rental Unit:

Whether you are looking for a place for your family or an adults-only getaway, everything you need is in Crow’s Nest 412. The condo is a generous 1326 square feet. This mesmerizing unit includes three bedrooms, two baths, kitchen, balcony, and large living and dining area with all the conveniences of home and the comforts of a cottage. The large windows and French doors fill the room with light and the view of the gulf is spectacular at sunrise or sunset. The balcony is perfect for an evening dinner or just to sit and enjoy a breakfast. There is also a washer and dryer in the unit for your convenience. There is a dining table for six as well and four stools at the bar.

This 3-bedroom, 2-bathroom vacation rental features:
The luxury master suite includes a spacious bedroom with beautiful views of the ocean, a private entry to the balcony, a king size bed, TV/DVD, and ample closet space. The large master bath has a double sink, over-sized shower, and a jetted jacuzzi tub. Everything is decorated with an upscale beachy theme, so you feel like you are right on the beach!

Even with a queen-size bed in the second bedroom there is still plenty of space! The third bedroom has a bunk bed with a full on the bottom and a twin on top. Each room has TVs, and a nice sized closet. The second bathroom provides plenty of space and is conveniently connected to the second bedroom.
Maximum Guest Occupancy: 9 Guests (Please note that children under the age of two years still count toward the maximum guest occupancy.)

Wonderful amenities are found throughout the condo, with updated granite countertops in the kitchen, stainless steel appliances, spacious bedrooms, bathrooms, and TVs in every room. The fabulous kitchen is ready for you whether you eat out or want to prepare a family meal. It includes granite countertops, stainless steel appliances and a large pantry. It is fully supplied with cooking utensils, pots, pans, knives, and small appliances. There is also a washer and dryer in the unit for your convenience.

The living and dining area is beautifully designed for comfort and enjoyment. There is a table for six as well as four stools at the bar. The living area includes two stylish yet comfortable lounge chairs and a sofa for you to "watch the big game" or simply sit back and relax. There is also an entertainment center with a nice flat screen TV. The large windows and French doors fill the room with light and the view of the gulf is spectacular at sunrise or sunset. On the beautiful balcony there is an incredible view of the gulf and Inlet Beach. The balcony is perfect for an evening dinner or just to sit and enjoy a breathtaking sunset.

Located in Building B, 4th floor of The Village of South Walton in Seacrest right in the middle of 30A and just a short walk to the world-famous sandy beaches (less than half a mile) as well as a Tram that can shuttle you to and from, "Crow's Nest 412" is a unit that beckons you to sit back and relax. Beautiful Highway 30-A will draw you in by the laid-back pace and lavish nature. You will find unique gifts in the quaint shops, gourmet meals from sushi and seafood to Tex-Mex and Italian. All along 30-A, there is a wide variety of shopping, dining, golf, water activities, live concerts, live theater, festivals, the list goes on!

Don't feel like driving? There are several restaurants within walking distance including the open huts with shops and restaurants. As well as a tram that can take you to and from the beach or other activities! While there are 2 pools on the property, Village guests are only allowed access to the one community pool that is only a quick walk away from this unit. (The larger “association pool” is not included with this unit.) The white sand and emerald waters await you. The Villages of South Walton are sure to please!

Parking:

In regards to parking at the Village of South Walton, there are no parking passes needed at this property. Guests may park anywhere in the parking lot that is nearby the building where your vacation rental is located. While there are over 200 public parking spaces, they are first-come, first-served.

The best way to reach the vacation rental from Destin and Panama City Beach is Via Hwy 98. From Hwy 98, take County Road 30A (RIGHT, if you're coming from Destin; LEFT, if you're coming from Panama City Beach). Travel on County Road 30A for just over a ½-mile. Look for shops on the right (Seacrest Sundries, Premier Property Group). Then turn right onto The Village Lane. This area is called "Peddler's Pavilion." Follow this road around till you see these shops: The Lens Bar, Pizza By The Sea, The Sweet Peddler. Turn right (when doing so, you should see La Cocina Mexican Grill and Bar on your left).

At the stop sign, Building D is on your right and Building C is on your left, turn left. Building B is the 2nd building on the left, just past the pools. You can park anywhere in the parking lot.

Please note: while all unit numbers are preceded by the letter B, that has no bearing on what building your condo is in. Please look carefully both at the address we provide for your vacation rental (found above) as well as the parking information shared with you in the Welcome Packet.

  • 30a Seascapes Policies & Non-Negotiable House Rules: Established quiet hours are from 10pm to 7am (unless posted signage indicates otherwise). No pets. No parties. No illegal drugs and no weapons of any kind may be brought into the vacation rental. Only human waste and toilet paper may be flushed down the toilet. Smoking, vaping, or e-cigarette use is strictly prohibited at units managed by 30a Seascapes. The costs associated with eliminating odors and residue (including HVAC system care, whenever such systems are present) have compelled us to take a firm stance against smoking in our units. Smoking and vaping are not permitted inside common hallways nor on patios and balconies. Any clear evidence of smoking
  • vaping will result in a $500 fine for the renting guest. Thank you for your compliance. If your unit has an air conditioning unit: • Do not run the AC while any doors
  • sliders
  • windows are open (the coolant lines may freeze). • Set thermostats between 70 and 75 for optimal performance. • Guests will be charged for any service calls to fix the HVAC system if coolant lines freeze due to failure to follow established guidelines. If your vacation rental has a balcony, the following rules apply without exception: • It is unlawful to climb on or jump from balcony. • It is unlawful to throw items off balcony (including but not limited to food for animals). • If you must move indoor furniture around the unit, please put furniture back prior to departure. • No indoor furniture may be moved to the outdoor patios or balconies under any circumstances. • No items of any type shall be hung over or attached to the balcony rails. • Guests shall not lean themselves (or any other items) on the balcony rails. Unless explicitly stated otherwise, our properties do not accommodate parking for watercraft, trailers, campers, motor homes
  • RVs, buses, or other similarly oversized vehicles. The best way to protect your cold food items is to minimize opening the refrigerator door & assure that the air vents (between freezer and fridge compartments) are not blocked – if airflow decreases, moisture and temperature increase. Putting many room-temperature items in a smaller fridge all at once will warm up the refrigerator – returning to its cooler default temperature could take hours. While we do offer free Wi-Fi, we simply cannot guarantee that it will work perfectly (or at all). To boot, Tech Support is limited in many areas. If it is crucial that you have reliable internet access, we strongly recommend you provide your own hotspot device. No refunds or credits are offered for Wi-Fi interruptions. No refunds or credits will be forthcoming if guests are in violation of any policies or requirements and are consequently denied access to the property. No refunds or credits offered if amenities are made unavailable by the resort
  • HOA. Guests will be fined for any damage to the unit or its contents. Upon departure, take all personal belongings with you. Valued items left behind will be shipped at guest's expense and only on Fridays. See our shipping policy on the departure checklist. Legal Matters: If you notice any safety concerns, please report them immediately. All guests understand and agree that Owner assumes no liability for loss, damage, claim or injury to persons or their personal property while on the Property, nor for any inconvenience, damage, claim, loss or injury arising from or related to any temporary defects or stoppage in supply of water, gas, cable service, electricity, internet service or plumbing; changes to rental assignments; website or brochure errors; weather conditions; natural disasters; acts of God; or other reasons beyond their control. Guest, for himself or herself, his or her heirs, assignors, executors, and administrators, and on behalf of each occupant of the Property, and such occupants heirs, assignors, executors and administrators (each a “Guest Releasing Party”), fully release and discharge the Owner from any and all liabilities, claims, demands, and causes of action which any Guest Releasing Party has or may have in the future by reason of any illness, infection, injury, loss or damage by whatever nature which has or have occurred, or may occur to any Guest Releasing Party during the stay as a result, or in connection with the occupancy of the Property or in use of any item provided during Guest(s) stay, including bikes, golf carts or other recreational items, including any claims, damages, costs or causes of action due to the negligence, breach of contract or wrongful conduct of any Owner, and agrees not to sue and to hold Owner free and harmless of any claim or suit arising there from. By making a reservation you agree to adhere to all the terms, conditions, and regulations applicable to your stay while simultaneously obeying all local laws.
