Nestled in the private and gated community of The Preserve at Grayton Beach, perfectly situated along Scenic Highway 30A between Grayton Beach and Blue Mountain Beach, this beach cottage offers tennis and pickleball courts, 2 pools (one heated), private beach access; newly finished hardwood flooring, and four bedrooms to sleep 12.

Primary renter must be at least 25 years of age. Guests may be asked to present their IDs upon arrival or anytime during their stay. Do not rent this unit for another party. The primary renter must be staying in the unit.

About the Vacation Rental Unit:

Private location bordering the Point Washington State Forest. The first floor of this cottage boasts an open living, kitchen, and dining area with hardwood floors and abundant natural light. It includes a convenient pantry, powder bath, and dedicated laundry room. The expansive primary suite, privately located overlooking preserved land, offers access to the side porch and an ensuite with a double vanity, garden bathtub, stall shower, and large walk-in closet. On the second floor, you'll find three additional guest suites, two full bathrooms, and an additional porch.

This 4-bedroom, 3½-bathroom vacation rental features:

Enjoy your week without the hassle of packing your entire house. Ocean Eyes aims to ensure guests can relax and enjoy their trip worry-free, offering:
Toiletries: Body wash, shampoo, dish soap, dishwasher tabs, laundry detergent, toilet tissue.
Beach amenities: Chairs, towels, umbrellas, and a beach wagon.
Coffee supply: Reserve of Starbucks coffee pods for Keurig.
Kitchen essentials: Pots, pans, cooking utensils, plates, cups, Weber grill.

Parking:

There are 2 parking spaces in the driveway. Paver parking leading to a spacious front porch.

If you have more than 2 vehicles, you may park on the street. No street parking, parties, RVs, trailers, boats, or watercraft allowed to be parked at the property. Fines will be imposed for violations.

Golf Cart Policy:

If you plan to use a golf cart during your stay, please abide by the following Grayton Beach community regulations, which are strictly enforced to ensure safety. Grayton Beach roads are privately owned, and violations may result in fines up to $800 per week, which will be passed on to the responsible guest:
1. All golf carts must display a registration sticker issued by the HOA. This mandatory sticker must be taped to the windshield – even when the cart is parked in a driveway.
2. Only licensed drivers age 25 or older may operate golf carts within the community—no exceptions. Underage or unlicensed drivers, especially those observed running stop signs or driving recklessly, will be reported and fined.

About the Community/Property:

The Preserve at Grayton Beach is an ultra-exclusive gated community located directly on Scenic 30A. This neighborhood features custom-built beach-chic homes with state-of-the-art amenities. In one of these meticulously appointed homes, you’ll be surrounded by beauty that is truly one of a kind. The location puts you within walking or biking distance of Grayton Beach and Blue Mountain Beach hotspots — from ice cream to shopping, it’s all nearby!

Enjoy 2 community pools (one heated seasonally — the East Pool closes at dusk while the West Pool remains open a little longer), 1 tennis court, 4 brand-new pickleball courts, and a gas grill.

West Pool: Located behind the clubhouse near the main entrance. To reach it, head toward the entrance gate and look for the large white clubhouse building. You’ll see the pool chairs and fenced pool area behind it.

East Pool: Located next to the tennis and pickleball courts. To reach it, head toward the center of the community.

Gated (Deeded) Beach Access
There’s a dedicated path at the East Pool where you can park bikes or a golf cart. Walk across the crosswalk to the gated beach access. This community enjoys exclusive access to approximately 7 acres of private beach, with no public access. We are also adjacent to a portion of Grayton Beach State Park — plenty of sand, plenty of space.

What to Do and Where to Go
Explore the 30A Bike Trail or play a round at Santa Rosa Beach Golf Club. Looking for natural beauty? Visit Topsail Hill Preserve State Park or Camp Helen State Park. Sundog Books and Eden Gardens State Park are also worth checking out!

Trash and Wildlife
Bear-proof trash cans are provided and must stay fully closed and latched at all times (including when placed curbside for pickup) to prevent access by animals. No loose trash bags are permitted. Extra public trash bins are available at both clubhouses.

Other details to note:

All of our doors are hurricane proof doors. While all doors easily lock, guests need to lift up the handle and rotate the small deadbolt next to handle to get them in the locked position.

Trash removal is scheduled for Mondays & Thursdays. Per Walton County policy: trash containers shall be placed curbside no earlier than 2 hours before sunset (4pm) the evening prior to scheduled collection days. For all non-pick-up days, garbage must be kept in sanitary, covered, and secured trash containers that are stored out of street view.

In case they are needed, guests will find extra public trash bins located at the two clubhouses. No loose bags of trash are permitted. Bear-proof trash cans are provided, which employ bear-resistant latches or straps that physically prevent animals from opening the lid. Trash can lids must remain completely closed and latched at all times (including when placed on the street side for pickup) to prevent access by animals, such as bears and raccoons.

Per our stated House Rules, do not hang any items on railings or balconies. This HOA will fine units in violation of this policy. If we receive a fine for the dates of your stay, this $100 fine will be passed on to the guest responsible.

To the best of your ability, rinse yourself and personal items of sand before entering the unit. There is a hose in front of the unit to rinse off; please wipe your shoes on the front door mat before entering the condo.

Upon booking, you’ll receive timely communications about your trip. Access to your professionally cleaned and sanitized home is also convenient with our custom keyless locks. And, if you need anything before, during or after your stay, our local team is ready to help!

Please be aware that there will be NO refunds for Wi-Fi issues as it’s not guaranteed. If reliable Wi-Fi is a must, you are welcome to bring your own internet hotspot.

Non-negotiable rules: No Smoking or Vaping, No Pets, No Events or Parties, No Firearms. Quiet hours are from 10pm to 7am (unless posted signage indicates otherwise).

30a Seascapes Policies & Non-Negotiable House Rules:

Established quiet hours are from 10pm to 7am (unless posted signage indicates otherwise).

No pets. No parties. No illegal drugs and no weapons of any kind may be brought into the vacation rental.

Only human waste and toilet paper may be flushed. (No wipes, feminine products, paper towels, etc.) NO exceptions. Clogs will result in guest charges.

Smoking, vaping, or e-cigarette use is strictly prohibited at units managed by 30a Seascapes. The costs associated with eliminating odors and residue (including HVAC system care, whenever such systems are present) have compelled us to take a firm stance against smoking in our units. Smoking and vaping are not permitted inside common hallways nor on patios and balconies. Any clear evidence of smoking/vaping will result in a $500 fine for the renting guest. Thank you for your compliance.

If your unit has an air conditioning unit:
  • Do not run the AC while any doors/sliders/windows are open (the coolant lines may freeze).
  • Set thermostats between 70 and 75 for optimal performance.
  • Guests will be charged for any service calls to fix the HVAC system if coolant lines freeze due to failure to follow established guidelines.

    If your vacation rental has a balcony, the following rules apply without exception:
  • It is unlawful to climb on or jump from balcony.
  • It is unlawful to throw items off balcony (including but not limited to food for animals).
  • If you must move indoor furniture around the unit, please put furniture back prior to departure.
  • No indoor furniture may be moved to the outdoor patios or balconies under any circumstances.
  • No items of any type shall be hung over or attached to the balcony rails.
  • Guests shall not lean themselves (or any other items) on the balcony rails.

    Unless explicitly stated otherwise, our properties do not accommodate parking for watercraft, trailers, campers, motor homes/RVs, buses, or other similarly oversized vehicles.

    The best way to protect your cold food items is to minimize opening the refrigerator door & assure that the air vents (between freezer and fridge compartments) are not blocked – if airflow decreases, moisture and temperature increase. Putting many room-temperature items in a smaller fridge all at once will warm up the refrigerator – returning to its cooler default temperature could take hours.

    While we do offer free Wi-Fi, we simply cannot guarantee that it will work perfectly (or at all). To boot, Tech Support is limited in many areas. If it is crucial that you have reliable internet access, we strongly recommend you provide your own hotspot device. No refunds or credits are offered for Wi-Fi interruptions.

    No refunds or credits will be forthcoming if guests are in violation of any policies or requirements and are consequently denied access to the property. No refunds or credits offered if amenities are made unavailable by the resort/HOA. Guests will be fined for any damage to the unit or its contents. Upon departure, take all personal belongings with you. Valued items left behind will be shipped at guest's expense and only on Fridays. See our shipping policy on the departure checklist.

    Routine Maintenance: Resorts and HOAs conduct mandatory safety inspections annually—including balcony, fire alarm, and sprinkler system checks, along with quarterly pest control treatments. These services are scheduled during standard business hours and require access to the unit. Guests will be notified as soon as we receive confirmation of the scheduled service date and time. We prioritize your safety and privacy and will make every effort to minimize disruption while maintaining the highest standards during your stay.

    Legal Matters: If you notice any safety concerns, please report them immediately. All guests understand and agree that Owner assumes no liability for loss, damage, claim or injury to persons or their personal property while on the Property, nor for any inconvenience, damage, claim, loss or injury arising from or related to any temporary defects or stoppage in supply of water, gas, cable service, electricity, internet service or plumbing; changes to rental assignments; website or brochure errors; weather conditions; natural disasters; acts of God; or other reasons beyond their control. Guest, for himself or herself, his or her heirs, assignors, executors, and administrators, and on behalf of each occupant of the Property, and such occupants heirs, assignors, executors and administrators (each a “Guest Releasing Party”), fully release and discharge the Owner from any and all liabilities, claims, demands, and causes of action which any Guest Releasing Party has or may have in the future by reason of any illness, infection, injury, loss or damage by whatever nature which has or have occurred, or may occur to any Guest Releasing Party during the stay as a result, or in connection with the occupancy of the Property or in use of any item provided during Guest(s) stay, including bikes, golf carts or other recreational items, including any claims, damages, costs or causes of action due to the negligence, breach of contract or wrongful conduct of any Owner, and agrees not to sue and to hold Owner free and harmless of any claim or suit arising there from. By making a reservation you agree to adhere to all the terms, conditions, and regulations applicable to your stay while simultaneously obeying all local laws.

Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away.
